The free worksheets here work the figures an applicant already has: the authority's fee for the application type, the agent's fee, the drawings, the surveys the validation checklist asks for, the pre-application charge and the odd costs, against the units proposed; then the statutory period for the type, the weeks since validation, the extension of time agreed, the consultees still outstanding and the committee date. From those the cost sheet gives the cost all in, the professional share, the cost per unit and what is sunk if the application is refused; the timeline sheet gives the weeks left, the share of the period used, the earliest week a decision can land and the week from which non-determination can be appealed. Each runs on your figures rather than a published average, and each prints for the client.

Every figure here comes from the figures you enter and the method stated beside it: your authority's fee for the type, your agent's and consultants' fees, your statutory period and your dates. Where a guide names a published figure it names the source and the date it was read. This site publishes no fee schedule it did not read on the day, no council's register and no legal opinion: what a particular authority will decide is the authority's answer, and the national guidance cited on each guide is the starting point, not the ruling.
