Every figure here comes from the figures you enter and the method stated beside it: your authority's fee for the type, your agent's and consultants' fees, your statutory period and your dates. Where a guide names a published figure it names the source and the date it was read. This site publishes no fee schedule it did not read on the day, no council's register and no legal opinion: what a particular authority will decide is the authority's answer, and the national guidance cited on each guide is the starting point, not the ruling.
The planning application process, for the person who runs applications rather than reads about them, is a sequence of dates with money and conditions attached: the pre-application advice and its charge, the validation checklist and the surveys it demands, the submission and the fee, the validation letter that starts the clock, the consultation and the officer's questions, the extension of time agreed or not, the decision with its conditions, and the section 73 variation, the discharge or the appeal that follows. Most applicants keep it in a spreadsheet of references, a folder of PDFs and a browser tab on each authority's register, and the three disagree the week the client asks. Does the process differ for a section 73 or an outline application?
