About Consentvia

Consentvia is a small piece of software for the developer, planning agent or architect who runs planning applications in England and Wales. It has two halves. The worksheets are free and work an application's figures on the page from the numbers you type in: the fee, the agent, the drawings, the surveys and the pre-app charge against the units proposed; the statutory period, the weeks since validation, the extension and the consultees outstanding. Consentvia Pro is the record the application becomes: every application with its site, authority, type, reference, fee and cost, its validation and decision dates, its conditions, its section 73 variations and amendments, its appeal and its outcome, kept and exportable at any time.

Why this site exists

This site exists because the applications most small practices run live in a spreadsheet of references, a folder of PDFs and a browser tab on each council's register, and the moment a client asks what the application cost all in, why the decision is late or what the conditions on the parent permission said, three sources have to be reconciled from memory. The arithmetic behind an application's cost and its clock is simple, the record of what was submitted, agreed and decided is what settles the argument, and neither deserves a spreadsheet only one person can find.

Who it is for

The small developer with a handful of schemes, the planning agent with a dozen clients, the architect whose clients ask what the application will cost and when the decision lands, anywhere in England and Wales

Not a homeowner with a permitted-development question, not a neighbour reading a council's register, not someone hiring a consultant, not a landowner sourcing sites, and not anyone looking for a legal opinion or a prediction of what an authority will decide

What it does not do

  • No fee schedule this site did not read on the day and no prediction of a decision: the fee comes from the regulations and the decision from the authority, and the worksheets take the figures you read
  • No council's register: Consentvia keeps your own applications with the references and dates you enter, and reads no portal on your behalf
  • No consultant listing, no land sourcing and no legal opinion: this site publishes no ranking of agents, no site data and no ruling on what an authority must decide
  • No introductions to consultants, agents or lead buyers: we sell no leads and no lists

  • How long does a planning application take: timeline sheet: Put in the statutory period for the application type, the weeks since validation, any extension of time agreed, the consultees still outstanding and the weeks to committee, and see the weeks left, the share of the period used, the earliest decision week and the point at which non-determination can be appealed.
  • Cost of planning application sheet: Put in the authority's fee, the agent, the drawings, the surveys, the pre-app charge and the other costs against the units proposed, and see the cost all in, the professional share, the cost per unit and what is sunk if the application is refused.

What Consentvia Pro keeps

Upgrading turns the worksheet into the record. The cost sheet becomes an application with a reference on it; the timeline becomes dates the file keeps and reads against the period; every condition, variation and amendment is recorded against the application with its own date; a refusal opens the appeal on the same file. Export is always available, so the application history is yours whether or not you stay.
